Phase 2 Redesign

About this Proposal
In recent years, the New Plaza Board has made major investments in capital improvements to the building and grounds. The projects (e.g. storage cages, front yard, and lobby renovation) have contributed to the buildings general upkeep and appeal. A final phase of interior renovations is planned for this year based upon the successful renovation of the lobby.

The final phase will bring the aesthetics of the lobby up through floors 2-7; bringing upgrades and value to the common areas on each floor. The planned renovation is being made with every financial consideration in mind. Based on recent successful years, and successful years to come, the Board believes the capital improvements to be financially prudent at this time. Proposal Details
Continuation of the lobby redesign throughout the rest of the bulding ("Phase 2 Redesign"), including installation of the following items on floors 2 through 7:
  • New wall sconces (lighting) to replace existing sconces in hallways (see image below);
  • New green exit signs (identical to those in lobby and basement);
  • Chair rail and paint, continued up from lobby level;
  • New hallway carpet (see image below);
  • Brush mat in front of ALL unit doors;
  • Kick plates on the bottom exterior of ALL unit doors;

Approval Process
The cost of the proposed Phase 2 building redesign requires a vote by the entire Association. A majority (51%) of all owners who are eligible to vote must approve the project in order for the Board of Directors to proceed.
